Welcome to McMinnville Housing Authority’s online application page! In order to live in the residences operated by the McMinnville Housing Authority (MHA), you must complete an application and provide all of the requested verification items.

All applicants will be required to provide social security cards and birth certificates for all household members. Income verifications for wages, social security, TANF, child support, pension, etc. are required for all household income. All assets, such as checking and savings accounts, investments, real estate, etc., will need to be verified. MHA will also review rental history and criminal history of household members.

MHA has adopted a residency preference that provides applicants who live or work in Warren County, Tennessee a priority over nonresidents. Preferences claimed by applicants must be verified.

When completing the application, you will be asked to select the bedroom size your family would like to occupy. To help you make a selection, below is a table that indicates how many units of each size MHA has and the minimum and maximum number of occupants that can reside in each size apartment.

Number of Apartments
per bedroom size
Number of Bedrooms Minimum
Number of Persons
Maximum
Number of Persons
29 0 BR 1 1
152 1 BR 1 2
128 2 BR 2 4
90 3 BR 2 4
20 4 BR 4 8
3 5 BR 5 10

You may only be on the waiting list for one bedroom size. For example, if your family qualifies for both a one- and a two-bedroom waiting list, the family may not be on both lists. Once you select a bedroom size, you may not switch to a different bedroom size waiting list. Please note that you will not be able to transfer to another apartment unless specific criteria are met; so, choose your bedroom size wisely.

There will be three questions asking if you would like to live at the apartments in the City of McMinnville, Town of Morrison or in the high-rise building (Spangler Towers). You may answer yes to all three questions. You will only be offered apartments in the area(s) that you choose. This means someone lower on the waiting list may be offered an apartment before you if the apartment available is not in an area you selected on your application. Please note that you will not be able to transfer to another apartment unless specific criteria are met; so, choose your location(s) wisely.

Once the initial online application is completed, you will receive a letter in the mail from MHA that verifies the receipt of your application and will contain information about the completion of your application.
